Greene Street Cottages Gets Planning Approval

 

The East Greenwich Planning Board last night approved the Cottages On Greene, a high-density residential development proposed for a now-vacant site on Greene Street west of Centreville Bank and Main Street.

The development, by 620 Main Street Associates, has been under consideration since March, after an earlier-proposed commercial project for the property was withdrawn by the sponsors over financing issues.

The site is the former location of Greenwich Garage, an auto-repair shop. There is an existing house there that will be renovated and incorporated into the new development.

Few major issues remained when the project was submitted for final approval Wednesday night. The question of additional traffic on Greene Street was resolved for the time being as a traffic study forecast “no adverse impact” as a result of the new development.

The traffic consultant did, however, agree that existing cut-through traffic (from Main Street to Prospect) was a continuing problem, and recommended further town action on the matter. A meeting with the Town Manager is scheduled for Friday on other traffic matters, and the Greene Street traffic issue is expected to be raised then, according to Lee Whitaker, town planning director.

The 15 units comprising Cottages On Green average 830 square feet of living space. Some are freestanding, some are duplexes, and one is a triplex. Five of the units have been designated as ‘affordable’ under the state’s Affordable Housing statute, and will be sold at prices slightly below market. Sales of the five affordable units will be overseen by the East Greenwich Housing Authority.

David Iannuccilli, one of the principals of the development group, said that as of Wednesday, eight of the 15 units (two of them affordable) had been reserved by prospective buyers.

No start date for construction was announced.
